TENANT ACQUISITION – SECURING LEASE AGREEMENT

Our tenant acquisition services are equipped with the latest available technologies to search the best market rental value, find and screen qualified tenants, professionally prepare and negotiate lease agreements to maximize the return of your investment.
o Advertise your property on more than 15 online sites, using signs and news paper ads
o Show your property personally and hold open house per owner request
o Screen prospective tenant applications, secure credit report, search public records, verify references and personally conduct interviews
o Negotiate lease contract and customize lease clauses to each property's needs
o Perform walk-through prior to tenant moving-in/out and notify owner with the results
o Collect all move-in funds such as monthly rent, security, and pet deposits


ACCOUNTING

o Collect rent and security deposits; channel the funds directly into the Trust Fund Account
o Pay all operating expenses for property if necessary
o Prepare easy-to-read monthly statements for property owners


GENERAL MANAGEMENT SERVICES

o Handle all tenant relations, correspondence, phone calls and maintenance requests
o Enforce lease requirements on behalf of the owner
o Serve notices to terminate tenancy and proceed with unlawful detainer action
o Employ attorneys if necessary, and complete any necessary eviction action


MAINTENANCE

o 24-hour, 7-days per week, maintenance emergency number and service response
o Coordinate major repairs, renovations with specialists such as electricians, general contractors, plumbers etc.

Compensation for modernization, capital improvements, rehabilitations and other services not listed. Prior to quoting an exact fee for management and rental services, we will evaluate the property and make an initial visit. There is no fee for quoting and we would be glad to discuss any additional information that you may require.
